June 2016 Naples Market Report Shows Sales Are Down

The June 2016 Naples Market Report shows that sales are down overall, while prices have increased dramatically in Immokalee and South Naples. Inventory is up.The Naples Area Board of REALTORS® (NABOR) released their latest real estate statistics for our community recently.  The June 2016 Naples Market Report shows sales are down, prices remain steady and inventory picked up.  How does this affect you, the Naples Buyer?  Let me break it down for you below.

June 2016 Naples Market Report

The “Naples area” discussed in this June 2016 Naples Market Report refers to Naples, Naples Beach and Immokalee/Ave Maria.  According to NABOR, a total of 832 Naples area homes were sold in June 2016.  These sales figures included single-family and condominium sales.  This amounted to a 5% decrease from June 2015.  Even though North, South and East Naples experienced moderate gains, Naples Beach and Immokalee had double digit decreases (26% and 67%, respectively).  Second quarter sales saw a decrease of 14% (from 3109 last year to 2662 this year).

The June 2016 Naples Market Report also revealed that the median closing price for the Naples area remained relatively changed overall at $315,000.  The Immokalee/Ave Maria community experienced a 22% rise in their median price (from $292,000 last year to $355,000 last month).  South Naples, North Naples and Naples Beach also saw increases of 13%, 9% and 6% respectively.  Naples Beach has the highest median closing price at $777,000.  On the other hand, Central Naples had a decrease in median sell price of 8% to $234,000, with East Naples following at $266,000 (7% lower than June 2015).

Inventory levels have increased 35% from last year, according to the June 2016 Naples Market Report.  In June 2015, Naples had 3698 listings available.  Last month, this had increased to 4983.  The average days on market (DOM) increased from 70 to 82 as well.  Central Naples homes saw the lowest DOM at 59, while East Naples homes have the highest DOM at 95.

The Naples Guadalupe Center depends on your support to help underprivileged children with early education, after school tutoring and college prep.Most of us living in the Naples/Marco Island community are extremely fortunate.  We go to sleep with a roof over our head and food in our stomach.  Unfortunately, many of our Immokalee neighbors cannot say the same.  They struggle to make ends meet.  As a result, the kids suffer.  Organizations like the Guadalupe Center want to change this.  However, the Naples Guadalupe Center depends on your support to make this happen.

What began as a soup kitchen back in 1982 has blossomed into an early educational center.  While the national average for people living below the poverty line is 15.4%, 41.6% of Immokalee residents exist there.  In fact, 97% of Immokalee public school students are “economically needy”.  Their parents are mainly immigrants working the fields, harvesting tomatoes, cucumbers, citrus fruit and bell peppers at the local farms.  English is their second language.  Only about 35% of the city’s adult population graduated from high school.  Less than 4% went on to a complete a secondary education.

The Naples Guadalupe Center believes that today’s kids can break this cycle of poverty.  But they need help.  The Guadalupe Center offers early childhood education programs to prepare kids for kindergarten and beyond.  After-school tutoring and summer tutoring classes allow children in grades K-2 to receive homework assistance from teachers, high school students and adult volunteers.  Studies show that underprivileged children fall two and a half years behind their peers by the time they reach middle school.  Too many end up dropping out of high school as a result.

You can support the programs provided at the Naples Guadalupe Center by donating your time, money or objects.  Volunteers are always welcome.  You must be at least 18 years old to do so, though.  Tutors, mentors, clerical staff and special project assistants are in high demand.  Contact the Guadalupe Center at (239) 657-7711 for more information.  One-time financial gifts can be mailed to the Guadalupe Center at 509 Hope Circle, Immoaklee, FL, 34142.  Please make your check out to The Guadalupe Center.  Or, you can donate online at the Guadalupe Center’s secure donation website.
